Before you request quotes

Permits and safety rules

A prefab building may need a permit from the municipality or the free zone authority, and labour accommodation must meet Civil Defence fire-safety rules. Say whether the building is temporary or permanent and where it will stand, and ask suppliers whether they prepare the drawings for approval.

Making quotes comparable

Quotes come per unit or per square metre, and with very different fit-out. Ask every supplier to state the panel type and thickness, the floor and roof build-up, and exactly what is inside: electrics, AC, plumbing, sanitary ware and flooring. A shell-only price cannot be compared with a ready-to-use unit.

Heat and insulation

Panel insulation decides how hard the AC works through a UAE summer. Ask for the insulation material and thickness of walls and roof, and the AC capacity each supplier has allowed for the unit's size and use.

Lead times and delivery

Most prefab units are built to order and can take several weeks. Large units need a crane at the site and sometimes a permit to move on the road. Ask each supplier for the build time, the delivery method, and whether foundations, crane and installation are in the price.
